What goes into every Axis valuation report.
RoW verified from GLD maps. Road right-of-way is checked against Department of Land Management maps, with municipal data collected and kept on our system.
Trace map on satellite imagery. The Survey Department trace map is overlaid on satellite imagery to fix the true boundary of the property.
Setbacks checked. Clearance from high-tension lines, khola and khosli is measured, and the area adjusted where the rules require it.
Drone photogrammetry. Large plots are captured from the air in HQ photos and 4K video, followed by a detailed assessment of the land area.
QR code in every report. Scan to open the plot on Google Maps and view its digital photos and videos.
Summary on WhatsApp. A brief summary reaches the bank on WhatsApp: one tap for the location, another for the photos and 4K video.
Market rates from the field. Commercial rates come from on-site market survey and online listings, alongside the government rate.
Qualified valuers, standard format. Every assessment is made by qualified, experienced engineers and issued in the standard report format banks expect.
From the bank's request to the final report.
Assignment. The bank sends the file. We register it, confirm the documents and contact the owner.
Document check. Lalpurja, trace map, transfer deed and the rest of the bank's checklist are confirmed; RoW is verified from GLD maps and municipal records.
Site inspection. An engineer visits and measures the plot, records GPS location, photos and video — by drone for large plots.
Technical checks. The trace map is overlaid on satellite imagery; access road, setbacks from power lines and rivers are checked.
Area & rates. Area per Lalpurja is compared with the measured area, deductions applied, then market and government rates set.
Preliminary report. A PVR with the fair market value of land and building goes to the bank for its decision.
Final report. The full report in standard format, with QR code, photos and map, is delivered and summarised on WhatsApp.
